The reconstruction of the iconic former brewery invites us on a journey through time, where history and modernity meet and a new urban dialogue emerges.
FIX left such a strong imprint on the city’s history that it gave its name to the entire surrounding district, while its story remains inseparably linked to the industrial and urban development of Thessaloniki, having played a dynamic role in shaping the city’s character.
At the heart of the development, culture holds a central role, forming the core around which the site’s new identity is shaped. Specifically, within Complex 2, a 7,715 sq.m. area under the ownership of the Ministry of Culture, the MOMus – Museum of Modern Art will be housed, featuring the Costakis Collection, the most significant collection of Russian avant-garde art internationally. The complex will also become home to the Thessaloniki State Symphony Orchestra, the leading institution of symphonic music in Northern Greece.
The architectural design is being undertaken by ASPA KST.
In Complex 1, one of the three listed buildings, a boutique hotel and wellness facilities will be developed. The 7,100 sq.m. property will become a new destination for rejuvenation and relaxation, featuring contemporary spa and hammam amenities. The architectural design is being carried out by Georges Batzios Architects.
The third listed building, which once housed the brewery’s former bottling plant, was constructed in 1959 and bears the signature of architect Takis Zenetos. The 1,900 sq.m. property is planned to be transformed into a multipurpose gastronomy and events venue, a vibrant meeting point for residents and visitors — with architectural design by Foster + Partners. Historic machinery and metal structures will remain visible and thoughtfully integrated into the new design, preserving the memory of the site while creating an atmospheric industrial backdrop that highlights its heritage.
Next to the residential building, a five-star, high-standard hotel is planned, offering a fully integrated hospitality experience with panoramic views of the sea, the historic buildings within the complex, and HUB 26, the first sustainable business park in Northern Greece. The architectural design is being developed by Foster + Partners, and the hotel is targeting LEED Gold certification.
Within the complex, a contemporary sustainable residential building with a total area of 19,800 sq.m. will be developed. Designed by Foster + Partners, this refined living environment will stand out for its modern aesthetic, functional layouts, and the quality of life it offers to its residents. Conceived with care for both people and the environment, the FIX Residences aim to achieve LEED Gold certification.
